1. Natural Light and Fresh Air
Open your windows and your curtains or blinds. Natural light and fresh air creates positive feelings.
2. Declutter
When selling a house there is no need to have all that you own on display. Minimise the personal items like the collection of family photos on the buffet, the huge book collection, the children’s toys, or the teddy bear collection on the bed. Too much clutter can create negative feelings towards the house for a potential buyer. Take the “less is more” approach and start packing up personal items in preparation for the quick sale!!
3. Present the House
Style the house as if you are expecting visitors – set the table (inside or outside), put out a jug of water and nice glasses, maybe a loaf of fresh bread on a nice platter.
4. Blitz Your Bathroom
Bathrooms are one of the selling points of a house. Put out some fresh towels, display fragrant soaps and bath oils as if you have guests coming to stay
5. Create A Mood
Chill out or mood music works extremely well as a first impression. Puts a potential buyer in a good place mentally and they can comfortably look around without feeling like they have to talk or make comments.
Even creating a mood with fresh baking smells such as a cake in the oven or cooling on the bench; putting a pot of coffee on as the fresh brewed coffee smell always tantalizes the senses.
6. Show at Your Best Hour
Know the best hours in the day to present your house. If your house faces west it is better to do the open house in the morning. If the house is shaded, then hold the open house in the warmest hours of the day. Work out when your main areas such as outdoor entertainment areas are flooded with sunlight but not boiling hot.
